How much does an estate cleanout cost in Albuquerque?
It depends on the volume, the complexity, and what's there. Small cleanouts — a one-bedroom apartment, a light-volume home — run lower. Large multi-decade homes with significant bulk run higher. Every quote is given in writing after a walkthrough, and the price doesn't change after you sign off unless the scope changes.
Are there cleanouts that cost the family nothing?
Sometimes. When the resale-eligible inventory in a home is large enough to justify the labor on its own, a cleanout can be done at no cost to the family. That decision happens at the walkthrough, in writing, before any work begins. It's not a pitch — it's a calculation that either works or doesn't.
How long does an estate cleanout take?
Most cleanouts run one to three working days. Larger properties run longer and the timeline is in the written quote. Complex projects with heavy paper, photograph, or book content can extend to a week or more when careful sorting is involved.
Do you quote sight-unseen?
No. Every cleanout begins with a walkthrough — in person if you're local, video tour if you're out of state. The only way to quote honestly is to see what's there first.
What's included in a full cleanout?
The default is empty house, swept floors. Books, papers, magazines, photographs, media (CDs, DVDs, vinyl, VHS, audiobooks), furniture, kitchenware, clothing, tools, decor, file cabinets and their contents, garage contents, shed contents — the full remainder of a household. Heirloom Rescue is included. Routing is included — every category goes to resale, donation, recycling, or disposal, in that order of preference.
What if I find something valuable during the cleanout?
Valuable items are flagged, photographed, and held for the family. I'm not a certified appraiser — if something looks like it warrants a professional valuation, I say so and recommend the right specialist. The family decides whether to sell, keep, or donate.
Are you a certified appraiser?
No. I don't provide appraisals for legal, insurance, tax, or estate-valuation purposes. Families who need a USPAP-compliant appraisal get a referral.
What happens to the books?
Every book gets looked at by hand. Titles with resale value get listed on Amazon and eBay and find new readers. Children's books — a significant share — are given away free to Little Free Libraries, UNM Children's Hospital pediatric ward, group homes for adults with developmental disabilities, and elementary and middle school libraries in rural New Mexico. Signed or inscribed copies are flagged for the family. Everything else goes through donation partners or recycling. What happens to the papers and photographs?
Heirloom Rescue is the standard treatment. Papers are sorted by hand — family Bibles, identified photographs, letters, diaries, vital records, land documents, scrapbooks, and anything personal is set aside and offered back to the family before it leaves the house. Nothing is dumped on the basis of "looked like junk." For estates with significant genealogical material, I run a dedicated genealogy preservation service.
What's Heirloom Rescue?
A careful pass through personal and sentimental material before anything leaves. Family papers, photographs, Bibles, letters, certificates, genealogical research — set aside and offered back to the family. Included in every cleanout, never an upcharge. The whole point of doing the work this way is so nothing irreplaceable disappears by accident.
Can you handle hoarder or extreme clutter situations?
Yes, with limits. Compassionate clutter cleanouts are one of the things I do, and I run them in phased sessions at the pace of the household. What I don't do is biohazard remediation — animal or human waste, mold at remediation levels, decomposition residue. If that component is present I say so at the walkthrough and refer. What if the family is out of state?
A large share of the cleanouts I run have no family member on site. Video walkthroughs, written scope, photo documentation during the work, and keepsakes shipped home. Full details on the out-of-state page.
Do you work with attorneys and executors?
Yes. Probate cleanouts are a recurring part of what I do. I coordinate directly with probate counsel when the executor gives permission, with documentation suitable for the estate file. No referral fees are paid to attorneys, consistent with the NM Rules of Professional Conduct. Full details on the probate cleanout page.
Do you coordinate with estate sale companies?
Yes. Estate sale companies in town hand off post-sale cleanouts to me regularly. They handle the auction items; I handle the everything-else that's still in the house when the sale ends. Separate page for estate sale operators.
Do you work with senior move managers?
Yes. Phased cleanouts alongside a senior move manager are a normal workflow. Pre-move sort, move-day, and post-move full clear are the typical phases. Full details on the downsizing help page.
What areas do you serve?
The Albuquerque metro: Albuquerque (including North Valley, South Valley, Northeast Heights), Rio Rancho, Corrales, Los Ranchos, Bernalillo, Placitas, Tijeras, the East Mountains, Edgewood, and Los Lunas. Larger or unusual jobs farther out — Santa Fe, Belen, Moriarty, Estancia Valley — are quoted with a travel adjustment.
How do I schedule a walkthrough?
Call or text 702-496-4214. Most walkthroughs happen within 24 to 48 hours of the call. Out-of-state families get a video walkthrough on their time zone.
Is the walkthrough free?
Yes. Walkthroughs, video tours, and quotes are all free. There's no commitment to ask a question. You don't sign anything until you've seen a written quote and chosen to proceed.
Do you work weekends?
Yes, when the schedule allows. Weekend cleanouts are common — families are off work, out-of-state siblings are in town, and the house is easier to coordinate.
What if I change my mind mid-job?
Easier than you'd think. If the scope needs to change — keep more, remove more, stop early — say so. I pause and re-quote in writing. Surprise bills aren't how this works. The family stays in control.
